How Do I Convert Online Seller Leads Into Listings?

By James Todman, Founder of AgentHype. Updated October 2026.

The short answer

Online seller leads convert when four things happen: the owner hears from you instantly, the first call starts with a number on the table, you follow up for months not days, and you stay in their feed until they are ready. Most leads that "do not convert" were simply not ready yet, and were forgotten before they were.

1. Win the first five minutes

The agent who responds first usually gets the appraisal. With AgentHype's Instant Appraisals, an estimate goes out by SMS from your own number the moment a homeowner requests it. Agents relying on a manual CMA often take hours or days, and the lead goes cold or the appraisal gets forgotten.

Every AgentHype lead is sent to you by text and email the moment it arrives, and lands in the AgentHype provided CRM and your own CRM if you use one. You open your phone and the lead is there to call.

2. Start the call from trust

Because the owner has already seen an estimate, your first call is not a cold introduction. It is a conversation about where their home sits and what would change the number.

A simple way to open: "That estimate is based on recent sales data. It does not know about your renovation or the condition of your home. I would love to have a quick look so I can give you an accurate figure." Then the conversation is about their kitchen, the sale down the road and what buyers are paying for. That is a far easier path to a face-to-face appraisal.

3. Follow up on a schedule, not a feeling

Every AgentHype lead enters a 3 month email and SMS sequence, with a relevant update on your market every 3 weeks, written to come from you. It runs automatically, so no lead is dropped in a busy week. In New Zealand, follow up runs by email only to comply with local rules, so a short personal text from you every few weeks fills the gap.

If you already have your own follow up process, we switch ours off so owners are not double messaged.

4. Stay in their feed

The real nurture happens in retargeting. While your campaigns run, past enquiries see your recent sales, new listings and market updates in their Facebook and Instagram feeds every day. Some owners decide in 3 months, some in 6, some in 12. Retargeting means you are still the agent they know when they do.

5. Show your proof before you walk in

Retarget hard on your results the moment a lead comes in. By the time you sit down for the appraisal, the owner should have seen five or six of your sales, your record prices and your reviews. If your commission is higher than the agent down the road, that groundwork is what makes your fee easy to justify.

6. Track appraisals, not just leads

Measure how many leads become appraisals and how many appraisals become listings. Expect around half of appraisal requests to want a quick price update only. The rest are your in-home appraisals. Chris from Nest Property Agents averages 10 in-house appraisals for every 30 leads his team receives.

Common mistakes

  • Calling once, then never again
  • Waiting a day to send a CMA
  • Treating "not ready" as "not interested"
  • Stopping ads, which stops the retargeting that does the nurturing
  • Running two follow up systems at once and annoying the owner

The bottom line

Conversion is a system, not a script. Respond instantly, lead with value, follow up on schedule and stay visible. The listing comes when the owner is ready, and you are still there.
