The short answer
Many of your buyers are also your next sellers. Every upsizer and downsizer who enquires on a listing has a home to sell. Agents who capture buyer details properly, ask whether they need to sell, and bring their buyer list to listing appointments win more listings from every campaign they run.
Buyers are future sellers
In this market, a large share of buyers need to sell before they can buy. A family upsizing, a couple downsizing, an investor restructuring. When they enquire on your listing, they are telling you they are about to make a move. That is a listing conversation waiting to happen.
1. Run a campaign on every listing
Portal listings reach active searchers. A social campaign on each listing, funded by the vendor through vendor paid advertising, reaches buyers who are not on the portals yet. Across AgentHype campaigns, that typically adds 15 to 40 buyer enquiries per listing, and sometimes more.
2. Ask the right questions
A buyer enquiry is only useful if you know who the buyer is. AgentHype listing campaigns send buyers to a form that asks about budget, finance approval, buyer type and whether they need to sell first. Out of 25 buyer enquiries, you might find five or six who need to sell. Those go straight onto your seller call list.
3. Bring your buyer list to the listing appointment
This is one of the simplest and most effective tactics we see. Print the buyer enquiries from your last campaign and take them into your next listing presentation. "These 40 buyers missed out on the home down the road. They are ready to see yours." Some agents bring ten pages of buyers. It is proof the vendor can hold in their hands.
It also helps you hold your fee. If your marketing schedule is higher than a discount agent's, a list of active buyers and a targeted campaign plan show the vendor what they are paying for.
4. Target buyers where they live
Buyers for coastal, lifestyle and prestige homes often live elsewhere. Campaigns can target nearby cities, interstate markets and even overseas, wherever your likely buyer is.
5. Use off-market campaigns
For vendors who want discretion, an off-market campaign offering "access to an off-market home in your area" can generate 30 to 40 buyer enquiries for a single property. The vendor gets a private sale, and you get a fresh database of active buyers.
6. Keep every buyer in your nurture
A buyer who misses out today is a seller or a buyer again in a few months. Keep them in your follow up and retargeting, and they will keep seeing your listings and results.
The bottom line
Every listing campaign is also a prospecting campaign. Capture buyers properly, find the ones who need to sell and take the proof into every appointment.
