The short answer
Vendor paid advertising (VPA) is the marketing budget a seller pays to promote their property, separate from the agent's commission. In Australia and New Zealand it is standard practice. The smartest agents now use part of that budget on targeted Facebook and Instagram campaigns, which reach buyers the portals miss and put the agent's name in front of thousands of local homeowners at no cost to the agent.
How VPA has changed
Traditionally, VPA went almost entirely to portal listings and print. Portals remain essential, but they only reach buyers who are already searching. Social campaigns reach the buyers who are not yet searching, plus the neighbours who will sell next. In a slower market, where buyers take longer to commit, finding people outside the portals is often what stops a listing going stale.
How Listing Accelerator works
Listing Accelerator is AgentHype's VPA product, included in every AgentHype package.
- The agent supplies the listing address, the vendor's budget and the photos and video from their shoot.
- AgentHype builds and launches the campaign, split testing single images, carousels and Reels, usually within 24 hours of payment.
- Campaigns target the agent's past buyer database, open home attendees and local social audiences, plus any outside markets where likely buyers live.
- The invoice is paid from the vendor's trust account. The vendor pays the ad spend only, and 100% of the budget goes to ads, less GST.
- The agent receives a report every 7 days to share with the vendor.
Budgets typically range from $250 to $2,000 per listing. For most homes, $250 to $500 over a 14 day campaign is enough. Prestige homes usually run for 30 days with a larger budget, because they take longer to sell.
Where the vendor's money goes
Some VPA products take a share of the vendor's budget before it reaches the ads. Because AgentHype agents pay a separate monthly management fee, none of the vendor's budget is kept as a fee. Every dollar goes to Meta, so the vendor gets more reach for the same spend. That is an easy point to make in a listing presentation.
Target where the buyers are
Buyers for a coastal or lifestyle property often live somewhere else. A home on the coast north of Auckland may sell to a family moving out of the city. A prestige home in Byron Bay may sell to a buyer in Sydney, Melbourne or Singapore. Social campaigns can reach all of them. Tell us where you think your buyer lives and the campaign goes there.
What the agent gets out of it
Across AgentHype campaigns, a social VPA campaign typically produces 15 to 40 extra buyer enquiries, and sometimes more. Each enquiry comes through a form that asks about budget, finance and whether they need to sell first. That last question matters. In this market, many buyers are also sellers, and every upsizer or downsizer who enquires is a potential listing.

Why it wins agents more listings
Every VPA campaign carries the agent's brand. Local homeowners see the listing, then see it sold, then see the next one. Over a year, that is a steady stream of proof funded by vendors, which is exactly what future sellers look for when choosing an agent.
How to present VPA to a vendor
- Anchor the conversation in the vendor's goal: more qualified buyers and a stronger price.
- Show what each budget tier delivers in reach and buyer enquiries.
- Explain that social campaigns find buyers who are not on the portals yet.
- Bring the buyer list from your last campaign as proof.
- Report on results every 7 days so the vendor sees the return.
Off-market listings too
VPA campaigns also work for off-market sales. A campaign offering "access to an off-market home in your area" can generate 30 to 40 buyer enquiries for a single property, which gives the vendor a private sale and gives the agent a fresh database of active buyers.
The bottom line
VPA is not just a cost of selling a home. Used well, it is a vendor-funded brand campaign that helps sell the property faster and wins the agent the next listing in the street.
